Black Oak Properties, Inc. takes a unique approach to real estate services.  Some areas of our focus include the following:


Fiduciary Relationship:
  More aligned with the financial or legal industries, Black Oak Properties places great emphases on the fiduciary relationship with our clients.  We take on just a few clients at a time and while representing our clients we are not prospecting for future business.  If we are holding an open house for a client selling a home, we will not use the time to qualify visitors and determine other appropriate properties for them.  Instead we will focus our entire time on showing the merits of your home, an effort that will lead to your home selling quicker.  Further, we will never fail to present an offer to our clients or suggest accepting an offer simply to increase or accelerate our commission checks.  We partner with our clients to help them achieve their real estate goals.  Our fees will come when they are earned.

Marketing of Properties:  Each of our client's homes are special, it is important that all marketing material reflect this and accentuate the values of the property.  From our signs to our flyers, Black Oak Properties only uses high end marketing materials.  We have traditional realty signs as well as 2 post signs.  Our Flyers are gloss 2 page to 4 page with multiple pictures and details of all your properties attributes. Fees:
  Black Oak Properties has a unique low overhead model that allows for us to provide superior full brokerage service while passing along savings to our clients.  Lower than standard commission rates are offered when listing your home and rebates are offered to clients buying a home.  These are real dollars in your pocket!  How do we do it?  Discount brokerages are at a disadvantage, buyers of properties they list want to pay a discount purchase price.  Would you go to a discount store to buy name brand jeans and pay the same amount as you would at Nordstrom?  The big traditional brokerages spend large portions of their profits (the real estate fees you pay) on television commercials and other efforts to brand their name.  Black Oak Properties utilizes high end marketing methods, usually at higher level than even large brokerage firms, so buyers never expect to purchase the home at a discount as they would with a discount brokerage!
